Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Northern Virginia Delineated Area: North: By Route 7 & Hunter Mill Road East: By Hunter Mill, Sunrise Valley and Weihle Road South: By McLearen Road West: By Routes 28 and Route 634. Minimum Sq. Ft. (ABOA): 5,000 Maximum Sq. Ft. (ABOA): 6,500 Space Type: Warehouse Parking Spaces (Reserved): 2 Full Term: Ten (10) years Firm Term: Ten (10) years Option Term: Additional Requirements: Space offered must be on 1 st floor, a vestibule, wareyard (fenced-in), loading dock with automatic door, ceiling clear height must be at least 20 feet, lighting in the warehouse area needs to be at least 10 foot candles at ground level; parking area must be lighted and adjacent to the building offered The Government is considering whether to remain in its existing space at the existing location or to relocate to alternative space. The Government currently occupies 6,196 BRSF / 6,196 ABOA, and the Government is seeking approximately 6,196 BRSF / 6,196 ABOA. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs associated with moving. These costs include, but are not limited to, physical move costs, replication of tenant improvements and telecommunications and security infrastructure, and non-productive agency downtime and the impact of a move on the agency's mission. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100- or 500-year flood plain. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection by the required occupancy date. Expressions of Interest Due: November 30, 2012 Occupancy (Estimated): January 15, 2014 Expressions of Interest must be received in writing no later than 5:00 pm on November 30, 2012 and should include the following information at a minimum: ■ Building name and address; ■ Location of space in the building and date of availability; ■ ANSI/BOMA defined office area/usable square feet (ABOA) offered and Rentable Square Feet (BRSF) offered identifying the specific floors and square footage on each (with Common Area Factor); ■ Rental rate per ABOA and BRSF; ■ Evidence of ability to meet the required occupancy date of no later than January 15, 2014; ■ Name, address, telephone number, and email address of authorized contact; ■ Please reference Project Number 1VA2252.
