Description
U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST IN San Antonio, TX RLP No. 0TX2109 The U.S. Government currently occupies office and related space in a building under lease in San Antonio, TX that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. General Services Administration (GSA) seeks to lease the following space: The Government requires office space yielding a minimum of 329,000 (ABOA). Approximately 306,000 SF of Warehouse and 23,100 SF of Office space. Minimum ABOA square feet: 329,000 (ABOA), approximately 306,000 SF of Warehouse and 23,100 SF of Office space. Maximum ABOA square feet: 329,000 (ABOA), approximately 306,000 SF of Warehouse and 23,100 SF of Office space. The lease term requirement is for 10 years with 5 years firm. The space must be available for occupancy 90 days from tenant improvement notice to proceed. The delineated area in the City of San Antonio, TX is: North: US Highway 90 East: I-35 South: Military Drive West: Military Drive Other applicable requirements include the following features: Total Surface Parking Spaces: 176 Total Parking Space Reserved: 6 - Minimum ceiling height of 18' 8" - Gated and secured ware yard of 34,000 SF, minimum - 80,000 SF, minimum must be temperature controlled warehouse space (87 degrees max temp) - All loading dock areas equipped with dock levelers. - Inside Warehouse medical gas storage space, minimum of 900 SF - Walk-in Vault, must be able to achieve "Distribution Center" DEA certified/compliance; minimum 350 SF, tied to internal alarm system. - Cargo loading yard for oversized deliveries - Minimum of 2 ramps of adequate size/capacity for forklifts -Space must be located in a professional district with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. The offered space must meet or be capable of meeting Government requirements for Security, Fire Safety/FSDA compliance and Handicapped Accessibility. Office space must be contiguous, without being split by a public corridor. Space shall not be located within a base flood plan or wetland unless the Government has determined it to be the only practicable alternative. The government requires a fully serviced lease. The Government shall have access to the space 24 hours a day, 7 days a week. Normal hours of operation are Monday through Friday 7:00 a.m. to 5:00 p.m. (excluding Federal holidays) The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. · Date of space availability · Building ownership information · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). · Energy efficiency and renewable energy features existing within the building · List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
