- The US Government currently occupies office and related space in a building under lease in Portland, OR that will be expiring on February 23, 2015. State: OR City: Portland Delineated Area: Lloyd Center Area, East of the Willamette River, North of the 1-84 freeway, West of NE 15th Avenue, and within one (1) block of light rail and 3 block radius of Federal 901 Complex, Portland, OR. Minimum Sq. Ft. (ABOA): 23,209 Maximum Sq. Ft. (ABOA): 23,209 Space Type: Office Parking Spaces (Total): 19 Parking Spaces (Surface): Parking Spaces (Structured): 19 Secured Parking Spaces (Reserved): 0 Full Term: 20 years Firm Term: 5 years Option Term: Three (5) year options Offered space must meet Government requirements, as per the terms of the Lease for: 1. Fire safety 2. Accessibility (ABAAS) 3. Seismic 4. Sustainability 5. Offered space shall not be in the 100/500 year flood plain. 6. Security 7. Minimum floor plate is 18,700 contiguous square feet. All space is to be leased on the 4th floor or above. The space is to be provided on two (2) contiguous floors, with exception of the 12 x 12 storage room for the moveable file systems room (note: tenant space described in special requirements as moveable file system room may be located on a non-contiguous floor if floor loading requirement cannot be located on primary or secondary floor. Preference will be given to space that can accommodate this storage room on primary/secondary contiguous floor, at no additional cost to the Government. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of interest must include the following information: • Building name and address and location of the available space within the building; • Rentable square feet available and expected rental rate per rentable square foot, fully serviced; • ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); • Date of space availability; • Building ownership information; • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); • Energy efficiency and renewable energy features existing within the building; • List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
