- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Utah City: St. George Delineated Area: Within the city limits of St. George, Utah Minimum Sq. Ft. (ABOA): 4,546 ABOA (5,228 RSF) Maximum Sq. Ft. (ABOA): Space Type: Office, Warehouse and Wareyard Space Parking Spaces (Total): 40 Parking Spaces (Surface): 40 total, including 5 for employees, 5 wareyard, 10 for visitors, and 15 for seasonal Parking Spaces (Structured): 0 Parking Spaces (Reserved/ Secured): 5 reserved surface spaces for Government vehicles Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Space must be contiguous on the first floor and have potential for efficient layout. The space will consist of 5,247 ABOA square feet of office (4,347 ABOA SF) and climate controlled warehouse space (approx. 900 ABOA SF). The Government requires approximately 50,230 square feet of on-site paved and secured wareyard area. Wareyard must be adjacent to offered space. A total of 40 parking spaces are required, at no additional cost to the Government, as follows: - 15 reserved surface parking spaces on-site for Government vehicles. - 15 surface parking spaces on-site or within one block of the space for employees. - 10 surface parking spaces on-site or within two blocks for visitors. A garage (to accommodate 7'6" fire truck) is required adjacent to the warehouse. Automatic sprinkler system is required meeting NFPA 101 requirements. The Government requires building access and in-suite services on a 24 hour, 7 day a week basis. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. All services, supplies, utilities, portioning and tenant alterations are desired as part of the rental consideration. Offered space shall not be in the 100 year flood plain unless the Government has determined it to be the only practicable alternative.
