Description
Delineated Area Map U.S. Government Seeks to Acquire Space in Laramie, Wyoming, USA Public notice is given that the U.S. General Services Administration (GSA) will conduct an investigation of existing locations and potential new construction sites to be used for the location of a combination office, garage/shop, and wareyard facility in Laramie, Wyoming, USA. The initial tenant will be the U.S. Forest Service. Approximately ANSI/BOMA (usable) 13,560 square feet of office, 3,650 square feet of cold storage, 500 square feet of flammable storage, 5,270 square feet of garage/shop, and a minimum of 1 acre of wareyard in a single, contiguous location is required. For any existing structure or land offered a minimum total site area of approximtely four (4) acres is required. Existing facilities must demonstrate adequate circulation for wareyard, public access/parking, employee access/parking, and pedestrian movement. Buildings or land offered must be within or abut directly to the delineated area bound by: See attached map. The following criteria are being used to consider offered sites that satisfy the minimum requirements. An acceptable property will provide: * A minimum security setback of 25 feet on all sides of the property boundaries. * A minimum of two means of ingress/egress to the property. * Adequate space to maneuver tractor-trailers and large recreational vehicles. * A minimum of 20% landscaping * Direct access to major city thoroughfares and/or state highway routes. * Proximity to other land use/natural resource agencies, public lands, parks and open space use zones. * A distance of no more than 1 mile to amenities such as restaurants, fuel stations, etc. * Compliance with applicable zoning ordinances and land use plans. * Neighborhood attributes in keeping with the nature and character of the proposed structure. An acceptable site will not be located : * On, or adjacent to, environmental contamination, (e.g., soil, groundwater, abandoned underground storage tanks, etc.) such that environmental remediation on the offered property would be necessary. (Note: All environmental remediation required on existing structures or new construction will be done at the Offeror's expense and shall not be included in the rental rate.) * Inside a 100 or 500-year floodplain. * Near high-density residential areas, school zones, liquor stores, sewage treatment plants, etc. * Within a minimum distance of 300 feet from any rail lines, crossings, sidings, or spur lines. In compliance with the National Historic Preservation Act and E.O. 13006, when operationally appropriate and economically prudent, the Government will consider historic buildings and sites within historic districts. Demolition of historic buildings in anticipation of Government use may disqualify an Offeror from consideration.
