- U.S. GOVERNMENT General Services Administration (GSA) seeks expressions of interest to lease the following space: State: Nebraska City: Lincoln Delineated Area: City Limits of Lincoln, Nebraska Minimum Sq. Ft. (ABOA): 130,000 Maximum Sq. Ft. (ABOA): 150,000 Space Type: Office - Approx 70% File Storage / Warehouse - Approx 30% Parking Spaces (Total): 4 included in the rental rate Parking Spaces (Surface): 4 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 6 years Option Term: None Additional Requirements: The U.S. Government currently occupies office and related space in a building under lease in Lincoln, Nebraska that will be expiring. Other applicable requirements include the following features: • Proximity to public transportation. A commuter rail, light rail or bus stop must be located within the immediate vicinity of the building, not exceeding ½ a walkable mile. • Minimum 550 commercially available parking spaces within ¼ a walkable mile of a main building entrance. • Loading dock - minimum 2 bays with overhead door(s) that will accommodate a forklift capable of handling pallet size loads. • Building must be existing The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs; replication of tenant improvements, IT infrastructure, and security; and non-productive agency downtime. Offered space must meet Government requirements for fire and life safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest must be submitted to the address below by 5:00 p.m. Central Time on December 28, 2012, and must include the following information**: • Building name and address. • Date of space availability. • Building ownership information. • Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. • ANSI/BOMA office area-(ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Availability of warehouse and dock facilities and amount of space required above. • Energy efficiency and renewable energy features existing within the building. • List of building services provided. • List any existing security features (fences, gates, bollards, setbacks, landscaping, etc. to control access to the parking areas and building). • Amount of parking available on-site and its cost. • Location of public transportation relative to the facility / distance from regular stops. • Location of amenities and services (restaurants, banks, retailers, etc) relative to the facility. • Please reference ID number: 2NE0072 ** The Government's decision whether to relocate will be based, in part, on information received in response to this advertisement.
