- General Services Administration (GSA) seeks to lease the following space: State: District of Columbia City: Washington Delineated Area : Washington D.C Central Employment Area Square Feet (BRSF): 214,000 Square Feet (ABOA): 178,333 Space Type: Office Parking Spaces: Three (3) parking spaces required for Government vehicles Full Term: 15 Years Firm Term: 15 Years Additional Requirements : The offered building must have an Energy Star rating of 75 or higher. The offered building must be within 2,640 walkable linear feet of an entrance to a Metrorail Station. The requirement must be accommodated by a single building. The Government currently occupies 241,980 BRSF of office and related space in a two buildings under leases GS-11B-02165 and GS-11B-02163, expiring on December 31, 2014 and November 30, 2014, respectively. This proposed leased space will reduce the Government's square footage and consolidate the two leases in a single location. The project is subject to Congressional approval of Prospectus Number PDC-11-WA13. The approval process is underway. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Subleases will not be considered. Offered space shall not be in the 100 year flood plain. Not all minimum requirements are stated in this advertisement. SUBMISSION REQUIREMENTS: This is not an invitation for bids or a request for proposals. Expressions of interest must be submitted in writing and should include the following information at a minimum: - Building name, address, and age; - Location of space in the building and date it will be available; - BOMA rentable square feet (BRSF) offered and rate per BRSF; - ANSI/BOMA office area/usable square feet (ABOA/USF) and rental rate per fully serviced USF, inclusive of a Tenant Improvement Allowance of $46.74/USF meeting GSA's standard building shell requirements. - Scaled floor plans (as-built) identifying the offered space; - Name of the closest operational Metrorail Station and the offered building's distance to it in walkable linear feet; - Name, address, telephone number, and email address of an authorized contact; - Name of ownership entity and, if applicable, parent company. PROJECTED DATES: Expressions of Interest Due: January 30, 2013 Market Survey (Estimated): February 2013 Occupancy (Estimated): December 2014 AUTHORIZED CONTACTS: Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative DTZ, a UGL Company.
