Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) intends to award a succeeding lease, using other than full and open competition for the SSA, 900 E. Bug Lane, San Marcos, TX. In determining whether relocation will be economically advantageous to the Government, the GSA will consider cost factors including, but not limited to, the total cost of the physical move including telecommunications equipment, LAN systems, office furniture (conventional and system furniture workstations) and telephone systems. (ABOA):5,362 Space Type:Office Parking Spaces (Total):28 Parking Spaces (Surface):28 Parking Spaces (Structured):0 Parking Spaces (Reserved):0 Full Term:10 Years Firm Term:5 Years Option Term:n/a Additional Requirements:Office space must be contiguous, located on one level without being split by a public corridor, and located on the ground floor. If the space is not on the ground floor, elevator service shall consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator). Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but will not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offset that will result in inefficient use of space. Columns must be at least 28 feet from any interior wall and be no more than one foot square. The following space configuration will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. The ratio of width to length shall not exceed 2:3. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
