Description
The U.S. Government is interested in leasing approximately 13,798 rentable square feet of office/retail space. The rentable space shall yield approximately 11,998-12,598 ANSI/BOMA Office Area (previously usable square feet) available for use by tenant for personnel, furnishings, and equipment. The building/space offered must be contain state of the art mechanical and electrical installations and must meet the minimum Federal requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain. A fully serviced lease is required. New construction solely for the Government will not be considered. Space on a single floor in a contiguous block of space is preferred. Space no more than 2 contiguous floors may be considered. Space above ground level must be serviced by at least two accessible elevators, one of which may be a freight elevator. Basement or below grade space is unacceptable. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. Delineated Area: North: East 163 rd Street to Intervale Ave; South: East 149 th Street to 3 rd Ave; East: Intervale Ave to Southern Blvd to East 149 th Street; West: 3 rd Ave to East 163 rd Street. The government shall have access to the space 24 hours a day, 7 days a week, 365 days a year, including freight access/elevator if applicable. Parking Spaces (Reserved): Zero (0) parking spaces for government vehicles required Lease Term: 10 years, 5 years firm. The term is for ten years cancelable at anytime by the Government after the fifth (5 th ) year upon one hundred and twenty (120) days written notice to the lessor/contractor. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING VIA E-MAIL, FAX, OR MAIL FOR RECEIPT NO LATER THAN 4:00 PM EST, February 26, 2013 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: Solicitation #: 2NY0663, Building name and address, and location of space in the building. Site map and plans, if available. One-eighth inch scale drawing of space offered. ANSI/BOMA defined Office Area Square Feet Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) Percentage of Common Area Factor used to Determine the Rentable Square Feet Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
