- A.Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State:Deerfield/Northbrook Area, Illinois Delineated Area:North: E. Townline Road/Route 60 South: Willow Road East: Route 41 West: Route 54/Route 83 Minimum Sq. Ft. (ABOA):4,023 Maximum Sq. Ft. (ABOA):4,425 Space Type:Office and Related Space Parking Spaces (Total):11 surface or structured, but must be reserved Parking Spaces (Surface):0 Parking Spaces (Structured):0 Parking Spaces (Reserved):11 Full Term:15 Years Firm Term:10 Years Option Term:N/A Additional Requirements: •Space must be contiguous on one floor and conducive to an efficient layout and good utilization •Space cannot be located on the first floor •DoD minimum Anti-Terrorism Requirements will apply if the Department of Defense occupies 25% or more of the ANSI/BOMA office area square feet of the building •Public transportation must be located within two-blocks •High floor load capacity is required Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the [100/500] year flood plain. B.Projected Dates.
