- General Services Administration (GSA) seeks to lease the following space: State:New Mexico City:Albuquerque Delineated Area: North: Beginning at the intersection of Rio Grande Blvd and Paseo Del Norte Blvd and traveling eastward to Wyoming Blvd East: Beginning at the intersection of Paseo Del Norte Blvd and Wyoming Blvd and traveling south to the intersection of Wyoming Blvd and Central Avenue South: Beginning at the intersection of Wyoming Blvd and Central Avenue and traveling westward to the intersection of Central Avenue and Rio Grande Blvd West: Beginning at the intersection of Central Avenue and Rio Grande Blvd and traveling north to the intersection of Rio Grande Blvd and Paseo Del Norte Blvd Minimum Sq. Ft. (ABOA):9,403 Maximum Sq. Ft. (ABOA):9,403 Space Type:Office, warehouse and lab space consisting of: - 4,212 sf of Office - 4,320 sf of Warehouse - 500 sf of Lab Parking Spaces (Total):31 Parking Spaces (Surface):31 Parking Spaces (Structured):0 Parking Spaces (Reserved):13 (secured gate and parking) Full Term:10 Years Firm Term:5 Years Additional Requirements:Warehouse Space (4,320 sf) - three overhead doors with drive through capability - built in shelving for shop/field equipment, tools, materials, supplies - space for aquaria and fiberglass fish tanks with associated electrical and floor drain requirements, three boats with trailers, four ATV/UTVs with trailers, decontamination unit with trailer and two skid steers - 220 Volt outlets for the operation of welding equipment Wet-Lab Space (500 sf) - deep-bodied wash basin (sink) - 20 feet of counter space - shelving - professional chemical ventilation hood - eyewash station - floor drain Shower facilities Automated Data Processing Room - ventilation necessary to maintain temperatures housing computer servers Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 or 500 year flood plain. The cost of relocation of furniture, telecommunications, replications costs, and other move-related costs will also be used in evaluating proposals. Expressions of Interest Due:March 4, 2013 Market Survey (Estimated):March 12, 2013 Offers Due (Estimated): April 26, 2013 Occupancy (Estimated):April 2014 SUBMISSION REQUIREMENTS Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (ABOA SF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations Co.
