- Delineated area map ADP & Telecommunications specificaitons The US Government currently occupies office and related space in a building under lease in Highland, New York. Due to a significant change in requirements from what is presently leased, the Government is seeking space for a new lease action under simplified lease acquisition procedures. The purpose of this notice is to identify a list of properties qualified to meet the agency's need, to be included in a formal Market Survey. The Government requires office and related space yielding a minimum of 2300 ANSI/BOMA office area (ABOA) square feet. Minimum ABOA square feet: 2300 Maximum ABOA square feet: 2520 The lease term requirement is for 10 years. The space must be available for occupancy by October 1, 2013. The delineated area encompasses Highland, New York bounded on the north by Route 213 and Old Post Road; on the east by the Hudson River; on the south by Chapel Hill Road and Route 44/55; and on the east by Route 208 and Route 32N. Map attached. Other applicable requirements include the following features: On site, surface parking for up to 18 vehicles - 6 official government vehicles, 9 personal vehicles, and 3 visitors at any one time. Fully-serviced, turn-key office space that can meet the following minimum requirements: 4 Private Offices - 750 sq ft - 3 offices at approximately 150 sf each and 1 at 300 sf. Open Work Area - 750 sq ft - open space shall include reception area with counter for receiving cooperators/clientele ADP & Telecommunications - 75 - 100 sq ft - To conform with attached AD-2066 requirements. Mail/Storage Space - 350 sq ft. Conference Room - 250 sq ft. Client/Break Room - 150 sq ft. - with counter and sink at minimum Interested parties should send expressions of interest to: Laureen M.
