Ft. (ABOA): 35,000 Maximum Sq. Ft. (ABOA): 40,000 Space Type: Warehouse, Office Parking Spaces (Total): 8 Parking Spaces (Surface): 8 Parking Spaces (Structured): None Parking Spaces (Reserved): None Full Term: 10 years Firm Term: 5 years Option Term: None Additional Requirements: ● Offered space must be on ground floor and contiguous ● On site general parking needs to satisfy local code ● The minimum usable square footage stated above includes at least 1,000 usable square feet of office space ADDITIONAL REQUIREMENTS: 1. One male and one female restroom which fully comply with ADA standards. 2. An environmentally controlled lunchroom space for 6-10 individuals. 3. Office heating system 4. A minimum of two loading docks, requiring 24 hour access, with sufficient room for 53 ft. trucks to back into the loading dock and turnaround. 5. Docks must be equipped with load levelers, load locks and automatic roll up doors. 6. Sufficient office space for 8 work stations adjacent to and with direct access to the warehouse. 7. One forklift ramp leading to dock bay doors and an ADA ramp. 8. Exterior, secure space for propane tank storage, a 20 ton scrap metal storage bin and trash bins. 9. Must be able to support agency IT connectivity requirements. SECURITY 1. Access to the building must be restricted by security code access. 2. Wiring must be capable of supporting a security monitoring system. 3. Security monitoring system that encompasses enough cameras to monitor the entire perimeter of the building, plus contacts on every door access point and interior motion sensors. Video monitoring needs to be established at the PCC at the San Francisco Headquarters. 4. Sufficient perimeter lighting. 5. A receiving cage to keep unauthorized visitors from the warehouse space. 6. Automatic emergency lighting is required for both office and warehouse spaces. 7. All exits must be fully marked in accordance with applicable codes. 8. All window and/or skylights within the warehouse area must meet agency requirements. PHYSICAL SPACE 1. Lessor shall maintain buildings and space in a safe and healthful condition according to OSHA standards. 2. The Agency shall have access to the leased space at all times without additional payment, including the use, during other than normal hours, of necessary services and utilities such as toilets, HVAC, lights, and electrical power. 3. The Government intends to award a Lease to an Offeror of a Building that is in compliance with the Seismic Standards. SUBMISSION REQUIREMENTS : Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and the location of available space within the building; 2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced (excluding gas and electric); 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced (excluding gas and electric). Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available onsite; 7. List of building services provided; 8. One-eighth inch scale drawing of space offered; 9.
