Description
VETERANS AFFAIRS WANTS TO LEASE SPACE The Department of Veterans Affairs Medical Center, Fayetteville, North Carolina (NC) desires to lease sufficient rentable square footage to yield 10,000 rentable net square feet in the Sanford, NC area for use as a Community Based Outpatient Clinic. The space can be either a freestanding building or space within an existing building. Class A office/clinic space is required on ground level. On-site parking consistent with current State of North Carolina and Department of Veterans Affairs guidelines is required. The lease terms shall not exceed a 5-year base period plus 5 one-year renewal options. The space must be contiguous and must be located in close proximity to major thoroughfares with easy access to and from the office, with low levels of traffic congestion. All space must be handicapped accessible in compliance with the Americans with Disabilities Act (ADA) and other governing standards for persons with disabilities. Ideally, adjacent properties will be for Professional Office use. It is preferred that the building be free standing, however consideration will be given to leasing space in a pre-existing Professional Office building. The general area surrounding the location should be consistent with the delivery of healthcare services. The location should be in an area that has low criminal activity to ensure the safety of staff and visitors. Properties within the following boundaries will be considered: Northwest to Southwest: From the intersection of NC 87 & HWY 421 along Hwy 15 to NC 78 (Staying to the east of Hwy 15) Northeast to Southeast: From Hawkins Avenue, South to E. Weatherspoon Street, South to Bragg Street, East to Kelly Drive to the Oscar Kelly Jr Hwy South to Cox Mill Road, West to Sanford Bypass Hwy 421 Northwest to Northeast: From NC 87/Hwy 421 intersection to Hawkins Avenue Southwest to Southeast: From Hwy 15/501 to Sanford Bypass Hwy 421 along NC 78 to Cox Mill Road A market survey of properties offered for lease will be conducted by the VA.
