Description
The Corporation for National and Community Service (US Government) requires sources that can provide the following in Baltimore Maryland: Delineated area: Parking space shall be within a six mile radius of the intersection of Dundalk Avenue and Youngstown Avenue, Baltimore, Maryland. Space Type: The AmeriCorps National Civilian Community Corps (NCCC) Atlantic Region Campus will be moved to Baltimore, Maryland in 2013. The new campus requires full-time parking for employees and service members. These vehicles include Government and privately owned vehicles. The parking must meet Government requirements for security and handicapped accessibility. Lease occupancy commencement of July 2013 is desired. The new campus requires 200 parking spaces, of which 100 spaces must accommodate standard sized vehicles and 100 must accommodate 15 passenger vans. Parking Spaces (Total): 200 Full Term: 5 Years Firm Term: One (1) Base Year Option Term: Four (4) One (1) Year Options REQUIRED: The spaces for these vehicles must be accessible 24 hours a day, seven days a week for self-parking, must be guaranteed, but not reserved and must be non-valet type parking. There will be no stacked parking. The parking facility must accommodate vehicles seven feet high. The 100 spaces for the standard sized vehicles must accommodate vehicles at least 216 inches long and 108 inches wide. The 94 spaces for the 15 passenger vans will accommodate vehicles at least 245 inches long and 108 inches wide. Six (6) of the 15 passenger vans requirements must meet the design standards for accessible parking spaces. These spaces must be designated by a sign per NH RSA 265:73-a. Adequate internal maneuvering area must be provided so vehicles can enter and exit the parking area and individual parking spaces without affecting any other vehicles. The parking location must be a secured parking area with a security fence of at least six feet in height around the perimeter of the parking area. The location shall have secured access using a security card or transponder. Two hundred security cards or transponders must be provided. The parking surface must be asphalt, concrete or gravel or a combination of these materials. The parking facility must be lit from one hour before sunset and one hour after sunrise and allow patrons inside the parking areas to easily see their vehicles. The level of lighting will be two foot candles at the pavement level throughout the parking area. The lessor shall coordinate with the tenant for the approval of appropriate signage that identifies AmeriCorps National Civilian Community Corps leased facilities. The Lessor shall have a designated representative available 24 hours a day, seven days a week to correct any deficiency in the facility. The lessor shall provide the Real Property Leasing Officer Representative (COTR) with the name and telephone of the lessor representative and alternate for emergency repairs. The lessor shall be responsible for the total maintenance and repairs of the parking area. The Lessor's maintenance responsibility shall include initial supply and replacement of all supplies, materials and equipment necessary for such maintenance. The lessor will provide security cameras that will connect to the NCCC Atlantic Region Campus. The cameras will provide a view of the entire parking area. The lessor will provide space, services and equipment that comply with current Occupational Safety and Health Administration (OSHA) standards. The lessor shall be responsible for removal of trash from the parking area. The lessor will be responsible for all grounds keeping, including grass cutting and landscaping. The lessor will be responsible for clearing ice and snow from the parking area. The lessor will clear and haul away snow once it reaches a depth of 2 inches. Snow removal services will continue during the duration of the storm until all paved surfaces are cleared or treated. The lessor will apply deicing materials according to manufactures recommendations and in accordance with accepted industry standards. The lessor shall provide handicapped accessibility to the parking facilities used by the Government in accordance with the Americans with Disabilities Act.
