Description
The Department of Veteran Affairs (VA) seeks to lease the following space: Space Type: Office ANSI BOMA USF: Max-3,124 / Min 2,800 Delineated Area: North: Turk St. to Market St. South: Howard St. East: 1st St. West; Franklin St. to Market St. to 11th St. Lease Term: 10 Years / Firm Term: 5 Years Estimated Occupancy: ASAP ADDITIONAL BUILDING REQUIREMENTS: The offered space: "Shall meet Federal and State Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. "Shall be contiguous and built to VA specifications "Shall be zoned for the intended use "Shall be modified gross lease (VA will pay for janitorial within internal space) "Shall not be in the 100 year flood plain. "Shall not be within 50 walkable feet from a bar, liquor store or like establishment; a residential hotel; and near an area where it is known that illegal activities occur such as illegal drugs sales as determined by RCS officials. "Shall be located on the ground floor "Shall convey a welcoming, pleasing and safe environment for the Veterans and their families as determined by RCS officials and as described in the RCS Guidelines and Instructions for Vet Center Administration. "Shall be located in an area where RCS staff can provide professional counseling, community education, outreach to special population and the brokering of services within community agencies as described in the RCS Guidelines and Instructions for Vet Center Administration. "Shall located within 0.2 walkable miles from "mass transit" within the delineated area in order to maximize access to readjustment counseling services for Veterans and their families within the office's Veteran Service area. "Shall not be a sublease SUBMISSION REQUIREMENTS: All interested parties shall respond to this announcement no later than May 20, 2013- 4PM PDT and shall include the following (at minimum) in their email or correspondence: "Building name and address "Location of available space and date of availability "Rental rate, specifying services and operating costs included ""As built" floor plans of offered space "Contact information of authorized representative "Written acknowledgement and permission to represent the property (for Brokers or legal representatives) Electronic or hard copy information shall be sent to: Department of Veteran Affairs Attn: John Paul Niega, Contract Specialist 975 Kirman Avenue Reno, NV 89502 Subject: San Francisco Vet Center- Expression of Interest Johnpaul.niega@va.gov SUBMISSION NOTES: Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ANNOUNCEMENT AND THE VA WILL NOT REIMBURSE ANY COSTS ASSOCIATED WITH RESPONSES TO THIS ANNOUNCEMENT.
