Description
Expressions of Interest Sought Succeeding Lease - Waterloo, Illinois The United States Government currently occupies office and related space in a building under lease in Waterloo, Illinois. The Government is seeking to lease approximately 3,375 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 2,400 contiguous ANSI/BOMA Office area square feet (OASF). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The lease term requirement is a maximum of 5 years not to exceed 09/30/2018. The space must be available for occupancy by October 1, 2013. The delineated area for the Monroe County, Waterloo, IL USDA Service Center is within or fronting the following boundaries: -North: beginning at the intersection of Deer Hill Rd & Hh Rd, head East to the intersection of Hh & Hwy 3/Market St. -East: beginning at the intersection of Hh& Hwy 3/Market, head South to the intersecion of Hwy 3/Market & Old State Route 3. -South: beginning at the intersection of Hwy 3/ Market & OId Rt 3, head West to Jj Rd, then head West to Co Hwy 7, then head South to Ahne Rd, then head West to the intersection of Ahne Rd & Old Baum Church Rd. -West: beginning at the intersection of Ahne & Old Baum Church, head North to Rt 156, then head West to Deer Hill Rd, then head North to the intersection of Deer Hill Rd & Hh Rd. Other applicable requirements include: • 22 on site hard surface parking spaces • Specific Information Technology requirements The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Method of rentable space measurement. • Building ownership information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building. • List of building services provided.
