- Delineated Area Map The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Beltsville, MD Delineated Area: North: Powder Mill Road which turns into Ammendale Road which turns into Virginia Manor Road to Muirkirk Road to Laurel Bowie Road East: Laurel Bowie Road to Baltimore/Washington Pkwy (295) to the Capital Beltway South: Capital Beltway to I-95 West: I-95 to Powder Mill Road Approximate Sq. Ft. (ABOA): Approximately 9,992 Approximate Sq. Ft. (RSF): Approximately 9,992 Space Type: Warehouse / Flex / Office and related space Parking Spaces (Surface): Unreserved spaces: per local code Parking Spaces (Structured/ Reserved): 14 Full Term: Five (5) Years Firm Term: Five (5) Years Option Term: Five (5) Years Additional Requirements: Clear Ceiling Height: 15'0" Column Spacing: 25' Drive Ins: Minimum of two with 12' wide by 14' tall electrically operated bay doors Floor Load: Slab on grade sealed concrete capable of supporting tractor trailer trucks - 6" slab thickness Location in Building: May not be housed above or below other tenants Parking: reserved spaces must be fenced/secured for Official Government Vehicles Shower: Offered building must be able to provide one stand-up shower facility Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposals. Offered space shall not be in the 100 year flood plain. Not all minimum requirements of this solicitation are expressed in this advertisement. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $7.64/USF, meeting GSA's standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space. 7. Information on project and building ownership.
