Elmwood turns into Lower Terrace and includes all of Erie Street from Lower Terrace West Minimum Sq. Ft. (ABOA): 38,547 Maximum Sq. Ft. Statement of Requirements: The Government requires office and related space yielding a minimum of 38,547 ANSI/BOMA office area (ABOA) square feet to a maximum of 40,474 ANSI/BOMA office area (ABOA). The proposed term of the lease is for ten (10) years, five (5) year firm term. The desired area of consideration is the Buffalo Central Business District, described in the Delineated Area above. Additional Requirements: •· 116 parking spaces. The agency requires that the vehicles are fenced in and inaccessible to the public, however t he manner and standard of security will be determined upon GSA's review of the offered premises. •· It is preferred if the proposed space is contiguous. •· Proposed space must have 24 hour/7 day week access. •· Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. •· It is preferred that the offered space have a loading dock or loading area with double doors or an overhead door. •· The offered space must have a sally port or area that can be secured with a secure path of travel to the offered space. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. B. Projected Dates: Expressions of Interest Due: August 28, 2013 Market Survey (Estimated): September 2013 Offers Due: To be determined at a later date Occupancy Date (Estimated): June 2015 C. Required Information: Expressions of interest must be submitted to the above addresses by 5:00 PM (Eastern Standard Time) on August 28, 2013 and must include the following information: •· Building name, address and the location of the available space within the building. •· Legal Description •· Rentable square feet available, Percentage of Common Area Factor, and expected rental rate per rentable square foot, fully serviced. •· ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. One-eighth inch scale drawing of space offered. •· Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. •· Date of space availability. •· Building ownership information. •· Energy efficiency and renewable energy features existing within the building. •· List of building services provided. •· Name, address, telephone number, and e-mail address of authorized contact. •· In cases where an agent is representing multiple ownership entities, written acknowledgement. •· Permission to represent multiple owners for the same submission.
