Description
General Services Administration (GSA) seeks to lease the following space: State: New York City: White Plains Delineated Area: North: Cross Westchester Parkway East: Hutchinson River Parkway; South: From the intersection of the Hutchinson River Parkway and North Street head north on North Street until Rosedale Avenue head West along Rosedale Avenue until Saxon Woods Road head West on Saxon Woods Road until Mamaroneck Road head north on Mamaroneck Road until Palmer Avenue head West on Palmer Avenue until Heathcote Road head west on Heathcote Road until White Plains Road head south on White Plains Road until Popham Road head West on Popham Road which turns into Ardsley Road until the Sprain Brook Parkway; West: Sprain Brook Parkway. Minimum Sq. Ft. (ABOA): 17,600 Maximum Sq. Ft. (ABOA): 18,535 Space Type: Office Parking Spaces (Total): 69 Parking Spaces (Surface): TBD Parking Spaces (Structured): TBD Parking Spaces (Reserved): 69 Full Term: 10 Firm Term: 7 Option Term: N/A Additional Requirements •· Space must be located in contiguous space on the 2 nd floor or above and there cannot be any windows within the space that are 18' or less from the ground. •· Parking can be either surface or structured or a combination of both. If surface parking is provided it must be located within a fenced in area adjacent to the demised premises. •· Building must be setback 20' from the curb line or nearest point accessible by a vehicle to the façade of the building. However, the required Government parking can be located within this setback requirement. •· If underground parking is provided it cannot be open to the public and must be used exclusively by the building tenants. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in any flood plain.
