- General Services Administration (GSA) seeks to lease the following space: State: MT City: Billings Delineated Area: The Central Business District: the approximate boundaries are 6th Avenue North, North 33rd Street, Montana Avenue and North 22nd Street, plus the area adjacent to Montana Avenue bounded by 33rd Street, 2nd Avenue South and 23rd Street and a portion of the East Billings Urban Renewal District: the approximate boundaries are North 22nd Street, Montana Avenue, North 10th Street and 6th Avenue North. Minimum Sq. Ft. (ABOA): 45,746 Maximum Sq. Ft. (ABOA): 45,746 Space Type: Office Parking Spaces (Total): 58 Parking Spaces (Surface): Parking for employees and visitors in accordance with local codes. Parking Spaces (Structured / Secured): 58 Parking Spaces (Reserved): 58 Full Term: 15 years Firm Term: 12 years Option Term: N/A Additional Requirements: Offered space must meet Government requirements for fire safety, accessibility, asbestos, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain, unless determined to be the only practicable alternative. The U.S. Government currently occupies office and related space in a building under lease in Billings, Montana, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.   Expressions of Interest Due: September 23, 2013 Market Survey (Estimated): TBD Occupancy (Estimated): TBD Expressions of interest must include the following information: • Building Name and address and location of the available space within the building • Rentable square feet available and expected rental rate per rentable square foot, fully serviced. • ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Building owner information • Energy efficiency and renewable energy features existing within the building. • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
