Description
This modification is being issued to reflect the following changes: - Tenant Improvement Allowance to be amortized within proposed rental rates submitted by interested parties. Proposed rental rates should include a $26.88/ABOASF Tenant Improvement Allowance, rather than the $7.24/ABOASF previously specified. - Reduction of the required minimum ceiling height from 10'0" clear to 9'6" clear in the warehouse space and 8'6" clear in the office space. - Removal of the column spacing and floor load requirements. - Reduction in the dimensions of the required drive-in bays from two, each measuring 12' wide by 14' tall to one measuring 8'0" wide by 8'0" tall and one measuring 8'6" wide by 9'0" tall. - Removal of the Location in Building requirement. - Addition of the requirement for climate control throughout the entirety of the space. - Change the estimated occupancy date to December 2014. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Gaithersburg, MD Delineated Area: North: Ridge Road to Brink Road to Woodfield Road (MD-124) East: Woodfield Road to Muncaster Mill Road (MD-115) to Shady Grove Road to Key West Avenue South: Key West Avenue to Great Seneca Highway (MD-119) West: Great Seneca Highway (MD-119) to Middlebrook Road to Father Hurley Boulevard to Ridge Road Approximate Sq. Ft. (ABOA): 8,200 Approximate Sq. Ft. (RSF): 8,540 Space Type: Warehouse / Flex / Office and related space Parking Spaces (Surface): Unreserved spaces: Per local code Parking Spaces (Structured/ Reserved): none Full Term: Five (5) Years Firm Term: Five (5) Years Option Term: Five (5) Years Additional Requirements: Clear Ceiling Height Minimum: 9'6" in warehouse areas, 8'6" in office areas Drive In Bays: Minimum of two: one 8'0" wide by 8'0" tall and one 8'6" wide by 9'0" tall, both with electrically operated bay doors Warehouse/Office Ratio: Approximately 50%/50% The entirety of the space shall be climate controlled (HVAC). Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposals. Offered space shall not be in the 100 year flood plain. Not all minimum requirements of this solicitation are expressed in this advertisement. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $26.88/USF, meeting GSA's standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space. 7. Information on project and building ownership.
