Description
GSA Public Buildings Service U.S. GOVERNMENT Project # 0OR2084 The US Government currently occupies office and related space in a building under lease in Newport, OR that will be expiring on December 31, 2014. The Government is in search of space following the below requirements. State: OR City: Newport Delineated Area: The north side of the road of Bay Boulevard/Yaquina Bay Boulevard from Oregon Coast Highway Bridge to the West to Port Dock Road to the East. Space must have an unobstructed view of the shipping traffic of Yaquina Bay and be located on the north side of Bay/Yaquina Bay Boulevard outside the flood plain. Minimum Sq. Ft. (ABOA): 750 Maximum Sq. Ft. (ABOA): 750 RSF 750 Space Type: Office, Security Related Parking Spaces (Total): 1 Parking Spaces (Surface): 1 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 years Firm Term: 5 Years Option Term: Three additional 5-Year Options Additional Requirements The offered building space shall be/have: Security: This is a high security operation and tenant space will require extensive security related alterations to the interior of its space. The building exterior will require the installation of a camera monitored security system monitored by the Government. The building site may also require site barriers installed such as bollards, street furniture, fencing, or other similar alterations to create a safety barrier around the building. Interior space will have a holding room for temporary detention. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100/500year flood plain. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of interest must include the following information: •· Building name and address and location of the available space within the building; •· Rentable square feet available and expected rental rate per rentable square foot, fully serviced; •· ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); •· Date of space availability; •· Building ownership information; •· Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); •· Energy efficiency and renewable energy features existing within the building; •· List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
