Description
The intention of this design-bid-build solicitation is to obtain all services, labor, material, and equipment necessary for YU 1205 M2 and YU 1206 R2 Repair and Alterations CDC Building 1085 MCAS Yuma, AZ. Work shall occur in the original building and the two additions. The work shall include, but is not limited to the following: Base Item 0001 - Repair (YU 1205 M2) 1. Remove and dispose of the existing fan coil units. 2. Provide new building wide HVAC system to increase energy efficient operation, provide appropriate air distribution within conditioned spaces, meet ventilation requirements and provide proper indoor air quality. 3. Replace adult restroom exhaust fans. Remodel and refurbish adult restrooms. 4. Provide energy efficient lighting in all rooms and new emergency exit lighting throughout the building. 5. Replace all interior doors. Replace at least 7 exterior doors. 6. Fix air distribution and control issues in the newer portion of the building. 7. Commission, at a minimum, all energy related systems. If possible, also commission building envelope and water using systems as well. 8. Remove all abandoned exposed wires on walls and ceilings in all spaces and relocate all remaining wires into the walls or in one conduit in the corner edges. 9. Roof replacement and repair. 10. Repair by replacement and resize the exhaust fan serving the laundry room. 11. A central plant shall be provided. All mechanical equipment associated with the modular central plant will meet premium efficiency requirements, be sustainable and maintainable for Yuma conditions. 12. Repair the chilled water supply and return lines, and potentially the heating hot water lines, in original building and will be provided in the newer portion. 13. Provide building AHUs which incorporate the latest energy conservation measure available in the market. 14. Install new DDC controls (BACtalk compatible) throughout the entire building and recommission. The DDC shall be connected to base ‐ wide control network and shall comply with MCASY DDC standards. 15. Include a requirement to commission all energy using systems in this building. 16. Replace existing door and sidelight in Open Office Area 101 with a new AT/FP window. Base Item 0002 - New Construction (YU 1206R2) 1. Remodel existing children's restroom into a nursing room. Provide dimmable lights and exhaust system for the nursing room. 2. Provide additional storage in the hallway where feasible. 3. Reconfigure the current conference room and kitchen area to maximize conference room space. This item could potentially be accomplished by re ‐ arranging the refrigerator location and demolishing non ‐ structural walls. The refrigerator shall be anchored to the wall in its new location. 4. Provide a fume hood above the range. 5. Reconfigure the existing storage layout to maximize space and utility. 6. Punch new windows openings in exterior walls in three classrooms and new nursing room. Harness daylight and provide appropriate day lighting controls. 7. Provide day lighting in hallway, conference room, kitchen area, and administrative area. 8. Provide a stand ‐ alone air conditioning system for DVR Room in newer portion of building. 9. Structural upgrades associated with the roof work. 10. Provide concrete slab and CMU wall and gates for the installation of the new modular central water plant and the air handler that will serve the Original portion of the facility. 11. Relocate the exterior door in the Open Office Area 101.
