- RLP 0LA2158 October 28, 2013 Lease Summary A. Statement of Requirements. City, State: Leesville, LA Delineated Area: Offered buildings must be located within the city limits of Leesville, LA. Minimum Sq. Ft. (ABOA): 4,540 ABOA SF Maximum Sq. Ft. (ABOA): Space Type: OFFICE Parking Spaces (Total): 24 on-site Parking Spaces (Surface): 24 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Offered space must be contiguous and have the potential for an efficient layout. Interior columns must be a minimum of 20' apart. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Public transportation must be available, at regularly scheduled times during the entire workday within 600 feet or two (2) blocks from the building entrance. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Subleases will not be considered. Offered space must meet Government requirements for Energy Star, and Fire, Safety, Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposals (RLP). The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. B. Projected Dates.
