Description
General Services Administration (GSA) seeks to lease the following space: State: Arizona City: Yuma Delineated Area: City Limits of Yuma, Arizona Minimum Sq. Ft. (ABOA): 13,920 ABOA Maximum Sq. Ft. (ABOA): 14,000 ABOA Space Type: • Approximately 9,108 RSF of Office Space • Approximately 6,000 USF Warehouse • 55,000 SF Secured Wareyard Parking Spaces (Total): • Visitor Vehicle Parking - 10 parking spaces with 8 measuring 10'x20'; with two (2) being handicapped accessible and two (2) parking spaces measuring 14'x40' for pull through vehicles. • Employee Vehicle Parking - 44 parking spaces measuring 10'x20' with a minimum of two (2) being handicapped accessible. • Government Vehicles Parking - 31 covered parking spaces measuring 10'x20' within secured wareyard. Full Term: Twenty (20) Years (240 Months) Firm Term: Fifteen (15) Years (180 Months) Option Term: None Additional Requirements: • Warehouse may be attached or detached and if detached, shall be no more than 500 linear feet from the employee entrance of the office building. • Site must have underground city utilities (electricity, gas, water, sewer, and telecommunication facilities capable of supporting DS1 service). • The site must have immediate and safe access to principle and minor arterial roads. In addition, the site must provide public visibility and easy access to arterials that service public lands and other major arterials in the area. • Areas which are not acceptable as sites for this facility are areas with known past or present contamination by hazardous waste material and any site which is located in a predominately industrial, residential, school, or within ½ mile of a jail or detention center. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
