- General Services Administration (GSA) seeks to lease the following space: State: NC City: Gastonia Delineated Area: North: I-85 South: Garrison Road East: New Hope Road West: Hwy 321 Minimum Sq. Ft. (ABOA): 9,230 Maximum Sq. Ft. (ABOA): 10,421 Space Type: Office Parking Spaces (Total): Local code or Ratio 1 space per 200 sq. ft. RSF Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Firm Term: 5 Option Term: 5 Additional Requirements: Maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other (clear distance) and not more than 2 feet square. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. The U.S. Government currently occupies space in a building under lease in Gastonia, North Carolina that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The offered premises must be within the defined delineated area as shown and must meet Government requirements for fire safety, accessibility (ABAAS) and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest must be received in writing no later than January 28, 2015 at 5:00 PM EST, and should include the following information at a minimum. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and the location of available space within the building; 2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3. Building ownership information; 4. Amount of parking available onsite; 5. Energy Efficiency and renewable energy features existing within the building; 6. List of building Services provided; 7. One-eighth inch scale drawing of space offered; 8. Name, address, telephone number, and email address of authorized contact; 9. In cases where an agent is representing multiple ownership entities, written acknowledgement; 10. Permission to represent multiple owners for the same submission.
