Description
The Department of Veterans Affairs is Seeking Expressions of Interest for 12,289 Net Usable Square Feet of Clinic Space in Chico, CA Notice: This is not a solicitation for offer, nor a request for proposals. VA will not pay for any costs incurred as a result of this advertisement. Respondents are advised that the VA assumes no responsibility to award a lease based upon responses to this advertisement. Contracting Office Address: Specialized-Real Property Leasing Team, Network Contracting Office 21 (NCO21), 3230 Peacekeeper Way, McClellan, CA 95652 Description: The Department of Veterans Affairs (VA) currently occupies Medical Office and related space in a building under lease in Chico California that is expiring. The VA requires Medical Office and related space yielding a minimum of 12,000 Net Usable Square Feet (nusf). The lease term requirement is for a maximum of five (5) years with a proposed two (2) year firm term (may be modified for up to 4 years) and soft term to the extent of the five year full term. Space in an existing building must be located on no more than two (2) contiguous floors and all space on each floor must be contiguous. If space offered is on two floors, a minimum of one passenger elevator and one combination (passenger/freight) elevator must be provided. Net Usable Square Feet does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and Department of Justice Security Standards. Other applicable requirements include the following features: "Public transportation must be readily available. "Sole tenancy is preferred but other occupancy will be acceptable if private entrance and dedicated parking are available. Must not be accessible from other non-government suites. "Government occupied space must be in close proximity to other Government occupied space with heath care related functions. "Parking will include at a minimum of 43 dedicated spaces with 8 being for Government automobiles and 3 being for Government transportation (van/bus) parking. "Security must include adequate lighting of all outdoor areas. "Must not be attached to a bar or store that distributes for sale, alcoholic beverages or tobacco products. Delineated Area: The boundaries for the delineated area form a rectangular in shape box and are described as follows: "North - Rio Lindo Avenue "South - Cohasset Road "East - Parmac Road "West - Paved Bike Path The Government is considering alternative space if economically advantageous. In making the determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, proximity to other related Government Health Care Services, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. "Available rentable square feet, and expected rental rate per rentable square foot, fully serviced. "ANSI/BOMA office area (ABOA) square feet to be offered and corresponding Net Usable Square Feet (nusf) and expected rental rate per nusf, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. "Date of space availability "Building ownership information "Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. "Energy efficiency and renewable energy features existing within the building. "List of building services provided. "FEMA map evidencing the property lies outside the 100-year floodplain. "A narrative and map describing proximity of the building to the nearest bus stop and other major transportation routes. "Any information related to title issues, easements and restrictions on the use of the building. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
