Description
Fully Serviced Warehouse Lease State: California City: Los Angeles Delineated Area: Ten (10)mile radius around Los Angeles(LAX) International Airport: CA90045 Minimum ABOA : 9191 Maximum: 11,000 Space Type: Warehouse/Office/Secured Storage Room Parking Spaces: Twelve (12) reserved for government vehicles Full Term: Ten (10) years Firm Term: Five (5) years Termination Rights: Year six (6) Additional Requirements: 1350 sf office space; 8541 sf warehouse; 756 sf secured storage space Office space: climate controlled (HVAC) with a minimal ceiling height of 7 feet 5 inches Warehouse: minimum of one dock plate at 10,000 lb capacity; one access ramp with fourteen feet minimum height clearance at the dock location; warehouse ceiling height shall be a minimum of twenty feet; warehouse will require the installation of separate dual 110/115 volt outlet receptacles. Secured storage room; partition type 3: slab-to-slab partition; metal studs with gypsum wallboard both sides. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A FULLY SERVICE lease is required including all preventive maintenance services, supplies and utilities. offered space shall not be in the 100 year flood plain. Subleases are not acceptable. WRITTEN EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building/site name and address and location of the available space within the building/site; 2. Rentable Square Feet (RSF) available and expected rate per RSF; showing the rent broken into Shell rent and Operating expense rent; 3. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA, fully serviced; inclusive of a Tenant Improvement (TI) allowance of $3.50/ ABOA SF, meeting TSA's standard building shell requirements. 4. Date of space availability; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of required Government parking, (if any); 7. List of building services provided. 8. One-eighth inch scale drawings of proposed space offered and proposed site layout; 9. Site plan showing parking area(s) and loading area(s); 10. Name, address, telephone number, and email address of authorized contact 11. Submission by other than the owner of a property must be accompanied by a letter from the owner granting permission to make a general offering of space 12. Your letter must include the Solicitation # listed above and be emailed or mailed to the Contracting Officer. The Government will not be responsible for any costs incurred as a result of this announcement.
