- Delineated Area Map GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: MN City: Bloomington Area Delineated Area: Northern Boundary: Beginning at Route 169, east on Route 62 to Route 55, north to I-35E, east to Route 110 to I-494. Eastern Boundary: Route 52 (Lafayette Freeway) Southern Boundary: Two (2) miles South of I-494 Western Boundary: Route 169 [See attached map] Minimum Sq. Ft. (ABOA): 125,466 Maximum Sq. Ft. (ABOA): 128,000 Space Type: Office and related space Parking Spaces (Total): 25 reserved spaces Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 25 Full Term: 15 Firm Term: 10 Option Term: N/A Additional Requirements: Space must be located within a modern quality building of sound and substantial construction with a façade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition and acceptable to the Lease Contracting Officer. Ceilings must be a minimum of 9 feet high. In addition to the 25 reserved parking spaces identified above, unreserved parking must be provided in accordance with local code requirements. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. The U.S. Government currently occupies office and related space in a building under lease in Bloomington, MN, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of interest from the advertisement must include: 1. Building name/address. 2. Legal property description, recent survey, and property identification numbers (PIN). 3. Location of space in the building and date it will be available. 4. CAD disk with dimensions shown and one-eighth inch scale dimensioned drawing of space offered – showing columns, stairwells, restrooms, windows, paths of egress and any other architectural features of the space. 5. The actual space being offered must be identified with hash marks or some other identifier. 6. CAD disk and/or one-eighth inch scale drawings of typical floor plates for the entire building – including the first floor entrances, exits, egress, etc. that help determine ABAAS, ADA and fire life safety requirements. 7. For new construction, CAD disk showing all of the above items plus a rendering of the proposed building must be provided. 8. For new construction, a list of the building materials to be used in constructing the building must be shown on a rendering, etc. 9. ANSI/BOMA defined office area/useable square feet (USF) 10. Rentable Rate per square foot (RSF) and Rentable Square Feet (RSF) offered 11. State Tenant Improvement Allowance (work letter) included in Rentable Rate 12. List services and utilities provided by the lessor If an Offeror is representing more than one owner, each owner must submit written acknowledgement stating they understand the person offering their space is representing other owners for the same requirement.
