- Expressions of Interest Sought The U.S. Government currently occupies office and warehouse space in a building under lease in Worcester, MA, that will be expiring on October 31, 2015. The Government requires space yielding a minimum of 10,000 contiguous ANSI/BOMA office area (ABOA) square feet consisting of a minimum of 3,000 s.f. of office space and 7,000 s.f. of warehouse space. Minimum ABOA square feet: 10,000 Maximum ABOA square feet: 10,400 The lease term requirement is for 5 years, 1 year firm term. The space must be available for occupancy by 11/1/2015. The delineated area - space must be located within an area bounded by the following: North: West Mountain Street and East Mountain Street South: I-290 East: NE Cutoff and Plantation Street West: I-190 Other applicable requirements include the following features: • Parking for 40 vehicles • Loading dock • Fenced parking for 10 vehicles. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must meet all Government requirements for fire safety, accessibility, and sustainability standards per the terms of the lease. A full serviced lease is not required. Offered space shall not be in a 100 year flood plain. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) • Energy efficiency and renewable energy features existing within the building • List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
