Description
U.S. Government Expressions of Interest Sought General Services Administration (GSA) seeks to lease the following space : State: OH City: Dayton Delineated Area: North: Great Miami River and Mad River South: State Route 35 East: Keowee Street West: Great Miami River Minimum Sq. Ft. (ABOA): 5,985 contiguous Maximum Sq. Ft. (ABOA): 6,284 contiguous Space Type: Office (5,985 USF ABOA) Parking Spaces (Total): 30 – secured, can be surface or structured but prefer parking to be on-site or adjacent to offered space Parking Spaces (Reserved): 30 Full Term: 120 Firm Term: 60 Soft Term: 60 Additional Requirements: 1. Proposed space cannot be co-located with other Federal, State, local government agencies or private firms whose primary clientele are involved in or have ties to criminal elements. 2. Proposed location cannot be within 1,000 feet of the following: a. Probation and/or parole services, halfway houses, Drug abuse counseling/rehabilitation b. Private law firms representing drug offenders c. Schools, parks, daycares 3. Agency cannot be located within a designated drug-free zone. 4. 12’ garage clearance (if parking is in a garage) 5. Sally port is preferred 6. Prefer proposed location to be on 2 nd floor or above. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: · Building name and address and location of the available space within the building · 1/8” scaled drawings of the entire floor of the space offered, identifying the space, stairwells, etc. and the ground floor of the building including points of egress, or preferably a CAD drawing of the same. · Rentable Square Feet (RSF) available and expected rental rate per RSF, fully serviced · ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any · Date of space availability · Building ownership information · Amount of parking available on-site and its cost.
