Description
The General Services Administration (GSA) seeks to lease the following space: City, State: Lorton, VA Delineated Area: North: Starting with the intersection of Backlick Road and Edsall Road, following Edsall Road to S. Van Dorn Street East: S. Van Dorn Street to Franconia Road to Beulah Street to Telegraph Road to the Fairfax County Parkway (State Route 286) to Richmond Highway (U.S. Route 1) to Mims Street South: Mims Street, as if it continued west and connected to Interstate 95 West: Interstate 95 to Rolling Road, which turns into Barta Road, to Backlick Road to the starting point (Edsall Road) Approximate Sq. Ft. (ABOA): 25,000 contiguous Approximate Sq. Ft. (RSF): 25,000 contiguous Space Type: Warehouse and related space, with a small office and paper storage component which will be built out utilizing the Tenant Improvement Allowance. Parking Spaces (Total): Local code required on-site parking spaces Full Term: 10 years, with ongoing termination rights after the firm term Firm Term: 5 years Option Term: N/A Additional Requirements: - All offered space must be contiguous and on one (1) floor. - Ceiling Height: minimum of 20’ clear - Column Spacing: Minimum of 23’ edge to edge. All offered locations must be able to accommodate shelving units measuring 1,500 linear feet total: 8 feet wide by 4 feet deep. A test fit may be required to confirm accommodation of shelving. - Drive In Bays/Loading Docks: Minimum of three, each measuring at least 10’ wide by 10’ tall and equipped with electrically operated bay doors. - The offered building must have the ability to accommodate ISC Level III Security Requirements. - Ongoing termination right required after year 5, with 9 months’ notice; however, the Full Term will be evaluated. Subleases will not be considered. All permits need to be provided by the Lessor Not all minimum requirements are reflected in this advertisement. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) and ANSI/BOMA office area/usable square feet (USF) offered; 4. Rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $7.94/USF; 5. Rental rate per USF, net of utilities inclusive of a Tenant Improvement Allowance of $7.94/USF 6. Name, address, telephone number, and email address of authorized contact; 7. Scaled floor plans (as-built) identifying offered space; 8. Information on project and building ownership.
