Description
REQUEST FOR INFORMATION The United States General Services Administration (GSA) is issuing this Request For Information (RFI) to obtain responses from the building owner community and other parties interested in potentially providing approximately 435,000 ANSI BOMA Office Area (ABOA) square feet of office and related space, and between 5 and 20 reserved parking spaces. GSA is seeking information on buildings that can meet this potential requirement within the following areas in Northern Virginia: Arlington, Fairfax, Loudoun, and Prince William Counties and the incorporated cities and towns of Alexandria, Fairfax, Falls Church, Herndon, Vienna, or Manassas. In accordance with Federal Acquisition Regulation Part 15.201(e), "GSA" or "Government" is seeking written market feedback from potential sources for up to 500,000 Rentable Square Feet (RSF) of office and related space. The information provided will be used to assess the availability of suitable space and to assist the Government in establishing the methodology by which suitable space may be procured. GSA will not reimburse RFI respondents for any expenses associated with responding to this RFI, though GSA appreciates all input that is received. This RFI does not constitute a solicitation. Responses to this notice are not offers, and cannot be accepted by the Government to form a binding contract. Responding to the RFI is not required for consideration under future potential procurement. OTHER REQUIREMENTS The potential space requirement is for existing space only with the following breakdown: ➢ Agency A - 382,352 RSF; 332,480 ABOA Square Feet (minimum) ➢ Agency B - 117,648 RSF; 102,303 ABOA Square Feet (minimum) Both agency organizations may be co-located in one (1) building or two buildings based upon the following criteria: Each agency would be entirely housed within one building. If offering two buildings, then one entire entity in each building The space offered must be contiguous on full floors and adjacent floors. There is no proximity requirement to existing/future Metro-rail stations. Government would require 100% control of parking facilities (structured and/or surface). Agency A may require 5 official Government parking spaces; Agency B may require 15 parking spaces. Projected occupancy date of 4th quarter Calendar Year 2018 Respondents should provide the following information: 1. Building owner 2. Building address (location) within the area noted above, and floor(s) within the building that are available 3. Point of contact information 4. Price per Rentable Square Foot for the office space, inclusive of a tenant improvement allowance of $46.74 per ABOA. Assume 15 year term 5. Price per parking space per month 6. Availability and location of building connection(s) to major fiber optic services 7. Description of existing electrical power capacity and/or potential for upgrade 8.
