- VA's Special Requirements The Department of Veterans Affairs is seeking approximately 9,497 - 12,346 square feet of medical clinical space, in the Twin Falls, ID area. The property shall be located within an area described as follows: North Boundary - Canyon Rim Road extended; West Boundary - N 2700 East Road extended; South Boundary - E 3900 N Road/Addison Avenue/Hwy 93 extended; East Boundary - Eastland Drive N extended. The offered facility may be a multi-tenant building or single tenant building with a VA preference for a ground floor facility. The offered facility must be in suitable location for a primary care facility preferably in an area of other medical office buildings or in a retail sales area. Standalone building preferred, but not required. 1.The following spaces are necessary for occupancy by the Boise VA Medical Center in Twin Falls, Idaho. The building owner shall provide Architectural, Engineering, and Construction services to build new or convert existing space for the following space requirements. Space must be compliant with the VA Patient Aligned Care Team (PACT) Model. "Provide eight (8) patient exam rooms approximately 125 NSF each. "Provide one (1) Tele Health Exam/Workroom approximately 125 NSF. "Provide one (1) Women's Exam/Procedure Room approximately 185 NSF. "Provide one (1) Dermatology Procedure room approximately 180 NSF. "Provide one (1) Foot Care exam room approximately 125 NSF. "Provide two (2) Common Consultation rooms approximately 56 NSF each. "Provide two (2) Common Pact Treatment rooms approximately 120 NSF each. "Provide three (3) Common PACT Work Spaces approximately 300 NSF each. "Provide one (1 Team Work area approximately 180 NSF. "Provide one (1) Group room approximately 400 NSF. "Provide five (5) patient restroom (2 male, 2 female, 1 unisex) approximately 75 NSF each. "Provide one (1) Lab area approximately 350 NSF. "Provide one (1) space for Omni Cells approximately 60 NSF. "Provide two (2) Medication Alcoves approximately 55 NSF each. "Provide two (2) Soiled Utility rooms approximately 60 NSF each. "Provide one (1) Volunteer Work Station approximately 120 NSF. "Provide one (1) CCHT Work area approximately 56 NSF. "Provide two (2) Staff Restrooms approximately 60 NSF each. "Provide one (1) Reception area approximately 300 NSF. "Provide one (1) Wheelchair Storage area approximately 50 NSF each "Provide two (2) Storage rooms approximately 90 each. "Provide one (1) Family Waiting area approximately 205 NSF. "Provide one (1) Telephone/IT closet approximately 64 NSF. "Provide one (1) Janitor's Closet approximately 40 each. "Provide one (1) Staff Break room approximately 300 NSF. "Provide adequate parking for employees and patients "Each office and room will be lockable. "Locate the reception areas immediately inside the main entrance of the space. 2.Additional Space Requirements: "Space must be on one floor and all in the same building. "Building entryway and sidewalks to be ADA compliant. Provide ADA auto-door operator for entry door. "All offices and other work spaces are to have adequate phone, data, and power (details to be determined during design). "Provide adequate lighting, plumbing, HVAC, power, data, and phone for spaces. "Provide casework, chair rails, handrail, window shades/blinds, flooring, and carpeting. "All door openings shall meet ADA specifications. "Provide builders' hardware approved for ADA use. Building and office spaces must be lockable. Building must be alarmed. "Preventive maintenance of building existing systems such as HVAC, domestic water heaters, and electric panel boards will be completed prior to occupying the space. "Building owner to provide exterior building/lot/marquee signage (building signage shall be designed to meet VA signage standards). "Building owner to provide carpet, flooring, cove base, paint, and window covering samples to VA interior designer for color selection). "Clean entire space prior to VA occupying space. "Patient restrooms (men's and women's) should be conveniently located near the entrance to the space. "All interior walls for offices and conference rooms will be insulated to reduce disruptions and maintain a level of confidentiality and privacy. 3.The following general improvements are necessary for occupancy. The space must be on the ground floor or accessible by elevator. The space must be compliant with the Americans with Disabilities Act. Parking, both handicapped and regular must be readily available. Convenient access to public transportation is required. All utilities including gas, electric, water, sewer and janitorial service shall be included in the lease. 4.Davis Bacon Act Wages: Davis-Bacon Act wages must be utilized for the build out of the lease space.
