Description

DEPARTMENT OF VETERANS AFFAIRS (VA) REQUIREMENT FOR LEASE SPACE The VA is currently seeking lease space for a Community Based Outpatient Clinic (CBOC) in the Bemidji, Minnesota and is conducting an open market competition for space. The space must be on no more than one floor, and provide 9,600-9998 NUSF of space. On-site parking for 50 vehicles is required. A full service lease for up to 10 years, with 5 years firm is contemplated. Term to be finalized prior to solicitation issue. Occupancy is desired by 1 January 2018. The space to be considered shall be within the Bemidji, Minnesota delineated area as follows: NorthA West-East line at Balsam Road from Cardinal Road NW to US Highway 71, following south to Anne Street NW, and again east on Anne Street to Lake Bemidji, and along the south perimeter of Lake Bemidji continuing east again along Elliot Road NE to Big Bass Lake Road NE EastA North-South line at approximately Big Bass Lake Road NE to Power Dam Road; Following west on Power Dam Road to Tyler Road; Following South on Tyler Road to US Highway 2. SouthA East-West path approximately delineated by US Highway 2 WestA South-North Line at approximately Cardinal Road NW from US Highway 2 to Balsam Road. Offerors must provide evidence that properties are outside the 100-year flood plain. A formal market survey of prospective properties will be conducted by the VA. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT. THIS IS NOT A SOLICITATION.
