GSA Public Buildings Service U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State:Arkansas City:Fort Smith Delineated Area: Northern Boundary: Highway 64 (East) to N 2nd street (north) to D Street North (east/southeast) to Grand Avenue (East) Eastern Boundary: Arkansas River South to 59 South to 255 East to I-49 west Southern Boundary: Highway 71 Northwest to 255 West Western Boundary: Poteau River (Arkansas/Oklahoma border) Minimum Sq. Ft. (ABOA):2,700 Maximum Sq. Ft. (ABOA):2,700 Space Type:Office Parking Spaces (Total):13 Parking Spaces (Surface):0 Parking Spaces (Reserved Structured):13 Parking Spaces (Reserved Surface):0 Full Term:15 years Firm Term:10 years Option Term:0 Additional Requirements: 1.Proposed space must be contiguous on the second floor or higher. Space on the first floor will be considered only when no other space is available or if deemed appropriate. Additional security requirements will be required of the first floor space. 2.The proposed facility shall not be located in the immediate vicinity of any "hazardous" facilities such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near day care centers, schools, hospitals, hotels, religious centers, and social service centers (typically this is within 1,000 feet of a school or park boundary). 3.Secured structured parking is preferred; however, secure surface parking will be considered on a case-by-case basis. 4.Government shall have the right to mount antennas on the roof of the building. 5.Agency cannot be collocated with federal, state, or local government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements, agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain. In no event shall the offeror enter into negotiations concerning this project with representatives of Federal Agencies other than the General Services Administration's Contracting Officer or their designee. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: •Solicitation /FBO Ad Number •Building name and address and location of the available space within the building; and •Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and •ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and •Date of space availability; and •Building ownership information; and •Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and •Energy efficiency and renewable energy features existing within the building; and •List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
