Description
The U.S. Army Corps of Engineers, Portland District intends to issue an Invitation for Bids (IFB) No. W9127N-16-B-0005 for John Day 8th Floor Office Space Conversion. This project will completely remodel the John Day Dam 8th floor conference room and convert it to office spaces (estimated 3,163 GSF). The conversion will include installation of office walls, new doors, ceiling modifications, HVAC upgrades, ADA compliance modifications, restroom upgrades, kitchenette installation, lighting upgrades, and redesign for office electrical and data communications requirements. The worksite will be located at John Day Lock and Dam, Oregon. Contractor access to the work site will be from Interstate 84 in Oregon. Associated work includes but is not limited to the following: ARCHITECTURAL Work includes several private offices, a small conference room, cubicle type workstations, one reception desk, a storage closet, a kitchenette and two unisex toilet rooms. Work will also include addressing current accessibility, life safety code and security requirements. This work will include concrete cutting, metal framing, sheetrock, window and door work. PLUMBING Plumbing work includes Sanitary Drain, Waste and Vent piping (connected to existing Sanitary Drain and Vent piping) with cleanouts and Potable water piping (connected to existing potable water piping), serving two water closets, two lavatories, one electric water heater, one kitchen sink, and one drinking fountain. Condensate drain piping serving four mechanical system air cooling coils MECHANICAL Two packaged rooftop air-to-air electric heat pumps with supply and return ductwork, supply air diffusers and return air grilles, and heat pump unit structural supports serving two separate space air temperature control zones (private offices, open office space, toilet rooms, and one kitchenette) Two split system variable refrigerant volume heat pumps serving two separate space air temperature control zones (one conference room and one office entry space) ELECTRICAL Electrical work includes providing new power feed for remodeled area, including replacing circuit breakers, new transformer, new power distribution panels, new receptacles and lighting. Additional electrical work will included wiring new HVAC units, new telecom and fiber optic cable installation, installation of new Fire Alarm Detection and Alarms, security upgrades. The solicitation will be available for download on this site in February 2016 with bids due approximately 30 days after advertise. This procurement will be solicited as a total small business set-aside. The NAICS code for this procurement is 236220. The small business size standard is $36.5 million. The magnitude of construction is between $500,000 and $1,000,000.
