Ft. (ABOA): 8,250 Maximum Sq. Ft. (ABOA): 8,663 Space Type: Light Industrial/Warehouse facilities that consist of warehouse and office space Parking Spaces (Total): 10 reserved, secure outdoor parking spaces and 4,000 SF of warehouse space to allow for indoor parking. Parking Spaces (Surface): 10 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 10 Full Term: 15 years, fully serviced Firm Term: 5 years Option Term: 5 years Additional Requirements: The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year, including freight access/elevator, if applicable. The leased space must be contiguous and in a professional environment. The Building shall project a professional and aesthetically pleasing appearance, including an attractive front and entrance way. Single story structure required, however, a two-story building will be considered providing the tenant occupies the first and second floors and the building meets ADA requirements. Offered space can have adjacent tenants but no tenants above or below. Building must allow for fire arms and K-9 units within the facility. Facility must be located away from churches, childcare facilities, shopping centers, residential areas, schools, flood plain areas, power plants, electrical transformers farms, night clubs, bars and close proximity to airport radar dishes and aircraft flight paths Access to the building must be large enough to accommodate large, long, tall, heavy vehicles. Offered space must have at least one 14 foot high by 12 foot wide electrically operated overhead coiling garage door. Minimum ceiling clearance in the workshop areas must be 15 feet or greater slab to ceiling. Must have 25' column to column spacing Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. Security measures required within and to access the leased space. The offered premises must be within the defined delineated area as shown above and must meet Government requirements for fire safety, accessibility (ABAAS) and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest must be received in writing no later than March 14, 2016 and should include the following information: • Building name and address, and location of space in the building. • Site map and plans, if available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined Office Area Square Feet. • Rentable Square Feet (RSF) offered and rental rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) • Percentage of common area factor used to determine the Rentable Square Feet. • Name, address, telephone number, and email address of authorized contact. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. In no event shall the Offeror enter into negotiation or discussions concerning the space to be leased with representative of any Federal Agency other than the officers and employees of General Services Administration (GSA).
