- The U.S. General Services Administration (GSA) seeks to lease the following Office space in Chicago, IL: State: Illinois City: Chicago Delineated Area: North – Wacker Drive West – Chicago River South – Congress Parkway East – Michigan Avenue Minimum Sq. Ft. (ABOA): 9,151 ABOA SF Maximum Sq. Ft. (ABOA): 9,609 ABOA SF Space Type: Office Full Term: 10 years Firm Term: 5 years Termination Rights: 60 days Additional Requirements: · The building must have a 24-hour security system. · DHS OIG offices should not be located on the ground floor or street level. · The offices must be located in contiguous space on one floor. · Building must have a loading dock and service elevator with key override. · Personnel must have access to loading dock and service elevator. · During the building market survey, available parking will be identified and evaluated within two blocks from the offered buildings. The requirement is for official government vehicles that should be reserved, covered, and secured. · Additional DHS co-location requirements: o Office space offered must not be located on the same floor with other DHS agencies. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space must not be located in the 100 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates. Expressions of Interest Due: April 1, 2016 Market Survey (Estimated): April 29, 2016 Offers Due (Estimated): July 25, 2016 Occupancy (Estimated): November 30, 2017 SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Please refer to Procurement Number GS-05P-LIL19485 when responding. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
