Description
US Department of Veterans Affairs Warehouse Space for Togus VAMC Togus, Maine Expressions of Interest Sought The U.S. Government currently occupies warehouse space in a building under lease in Gardiner, Maine is currently in place but will expire on or March 31, 2016 and is considering remaining in the space under a succeeding lease under GSAR 570.402, but is interested in considering alternative space that meets the Government's requirements if such alternative space would be economically advantageous. In making its determination about whether alternative space is economically advantageous, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating to the alternative space, such as physical move costs, replication of tenant improvements, telecommunication infrastructure, security and non-productive agency downtime. The Government will not consider expressions of interest it receives after the deadline established for the receipt of expressions of interest. The Government requires warehouse space space yielding a minimum of 9,000 ANSI/BOMA office area (ABOA) square feet. Minimum ABOA square feet: 9,000 Maximum ABOA square feet: 9,500 The lease term requirement is for one five year firm term with one five year option with a 90 day cancellation notice. The space must be available for occupancy by June 1, 2016. The delineated area is within a 15 mile radius of the Togus, Maine VAMC. 1. Southern quadrad is at the intersection of Gardiner Rd (Rte 27) and Gibbs Rd in Dresden, ME 2. Eastern quadrad is at the intersection of Rte 105 and Youngs Hill Rd in Washington, ME 3. Western quadrad is at the intersection of Rte 202 and Cross Rd in Winthrop, ME 4. Northern quadrad is at the intersection of West River Rd (Rte 104) and Town Farm Rd in Sidney, ME Other applicable requirements include the following features: Parking for 5 spaces required including 1 ADA spaces. Warehouse space with minimal 15 foot ceiling. Five (5) parking spaces and space for up to two (2) storage containers. Two Bay (2) dock for loading /off-loading. Requires loading and unloading capability adjacent to warehouse doors for receiving of furniture and fixtures. Standard height delivery dock present for unloading of large trailers and pallets. Site is designed to allow backing of trailers by delivery companies without significant effort or additional equipment. Requires high ceilings (15 foot to 30 foot) for storage and moving furniture using heavy equipment. Space shall be accessible with forklift. Floors shall be structurally rated for continuous use of 6000 lb. forklift. Space shall be heated, with fire alarm and fire sprinklers per NFPA Fire codes. Space shall have security alarm that is monitored 24 hours a day, 7 day a week. Leased space must be secured from other tenant access. Facility shall have toilet and hand wash facilities. The intent is to pay a rental rate that covers all operating and tax costs including utilities with no escalation allowances. ANSI/BOMA office area-(ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available on-site and rental rate shall include the cost of the required Government parking. Energy efficiency and renewable energy features existing within the building List of building services provided Buildings offered must meet all current Federal, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. If the rent is to escalate, the VA requests rental escalations to be predetermined rather than unknown escalations such as the Consumer Price Index (CPI) formula or like. The VA shall pay rent in arrears. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
