- REQUIREMENT: The United States Geological Survey (the Government) is seeking expressions of interest from potential sources to lease 2,480 rentable square feet of contiguous office, warehouse and wareyard space in the vicinity of Lubbock, Texas, Lubbock County. The office space should yield approximately 1,680 ABOA square feet. The warehouse space should yield approximately 800 USF. The Government requires a minimum of 8,000sf to a maximum of 10,000sf of contiguous secured, fenced and paved (asphalt or concrete) wareyard space. The Government will require eight (8) parking spaces for employees/visitors. The space offered must be contiguous and preferably a single tenancy, single-story location. The anticipated lease term is 15 years, 5 years firm as a fully serviced lease. Existing buildings are preferred. The building must be located in a prime commercial office/warehouse district with attractive and professional surroundings. Streets and public sidewalks must be well maintained. The location should provide employee parking within convenient walking distance of the offered building. The building must possess the ability to demonstrate meeting all applicable current Federal/GSA, State and local codes and regulations; Federal environmental regulations including but not limited to fire and life safety, accessibility, OSHA, LEED, Energy STAR and seismic protection. DELINEATED BOUNDARY: North – 66 th Street (Dowden Rd and Interstate 87) East - Interstate 87 West – Dowden Rd, within the City of Wolfforth, also changes to Dowden Avenue South – 130 th St (between Inler Avenue and Interstate 87) OCCUPANCY: Occupancy is required no later than September 30, 2017 SUBMISSION OF REQUIREMENTS: 1. Building name and address 2. Legal property description, recent survey and property identification numbers (PIN.) 3. Location of space in the building and date it will be available. 4. CAD disk with dimensions shown and one-eighth inch scale dimensioned drawing of space offered – showing columns, stairwells, restrooms, windows, and paths of egress and any other architectural features of the space. 5. The actual space being offered must be identified with hash marks or some other identifier. 6. ANSI/BOMA defined office area/useable square feet (USF) 7. Rentable Rate per square foot (RSF) and Rentable Square Feet (RSF) offered. 8. Name, address, telephone number, and email address of authorized contact. 9. State Tenant Improvement Allowance (work letter) included in Rentable Rate List services and utilities provided by the lessor Map showing public transportation within ¼ mile of the offered building. If an Offeror is representing more than one owner, each owner must submit written acknowledgement stating they understand the person offering their space is representing other owners for the same requirement.
