Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Rhode Island City: Central Business District of Pawtucket Delineated Area: North: From the Seekonk River (f/k/a Blackstone River) at Exchange Street, west along Exchange Street to Montgomery Street. Then north along Montgomery Street to Humes Street. Then west along Humes Street to Andrew D. Ferland Way (f/k/a Beatty Street), continuing west along Andrew D. Ferland Way (f/k/a Beatty Street) to Mason Street in the West. West: From the intersection of Mason Street and Andrew D. Ferland Way (f/k/a Beatty Street), south along Mason Street to Exchange Street, then west to Commerce Street. Then south on Commerce Streets to the intersection of Park Pl. West. Then west to Hill Street. Then south along Hill Street to Church Street. Then est along Church Street to George Street. Then south along George Street to Cedar Street in the south. South: From the intersection of George Street and Cedar Street, east along Cedar Street to the Seekonk River (f/k/a Blackstone River) in the east. East: From the intersection of Cedar Street (Rte. 95) and the Seekonk River (f/k/a Blackstone River), north along the Seekonk River (f/k/a Blackstone River) returning to Exchange Street in the north. Minimum Sq. Ft. (ABOA): 7,357 Maximum Sq. Ft. (ABOA): 7,725 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 120 months Firm Term: 84 months Option Term: 5 years Additional Requirements: Space shall be contiguous on one floor. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The offered property shall meet all requirements to be established within the "Request for Lease Proposal" to be issued by the Government. The proposed leased space shall be fully serviced. The Government will only consider space within a flood plain if there is no other practicable alternatives. Expressions of Interest should include the following: 1) Building name and address, and location of space in the building. 2) CAD drawing of space offered. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet Offered 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Estimated rental rate with a reference to the amount of tenant improvement allowance that is included in the proposed rate and whether the rate if offered on a fully serviced, NNN or modified gross basis. If the rate is not offered on a fully serviced basis, the offeror shall provide estimated additional net terms to bring the rent up to a fully serviced equivalent. 7) Number of parking spaces available on the premises. 8) Name, address, telephone number, and email address of individual to be contacted.
