- GSA Public Buildings Service U.S. GOVERNMENT - SOLICITATION #6ND0066 General Services Administration (GSA) seeks to lease the following space: State: North Dakota City: Grand Forks Delineated Area: West: From 54th Ave N south on 69th Street W to 62nd Avenue S South: From 69th Street W east on 62nd Avenue S to the Red River (direct line through Interstate 29 and to rivers edge) East: Red River North: From Red River directly west on 54th Avenue N on to 69th Street W Minimum Sq. Ft. (ABOA): 4140 (2,160 sf office; 480 sf lab; 1,500 sf warehouse) Maximum Sq. Ft. (ABOA): 4761 Space Type: Office, lab, warehouse and wareyard Parking Spaces (Total): Min 12 (plus 4,000 sf wareyard) Parking Spaces (Surface): Min 12 Parking Spaces (Structured): [...0... ] Parking Spaces (Reserved): [...0... ] Full Term: 10 yr Firm Term: 5 yr Option Term: (2) Five year options Additional Requirements: [ Required space will consist of Class A office space located at one facility (office space and warehouse space may not be separated). Offered space may be renovated to supply first class office and warehouse space. All security standards must meet ISC and Publication 64 standards. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. The offered space and all parking must be accessible in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS), all fire and life safety requirements, General Services Administration's sustainability standards, and seismic requirements. Offered space shall not be in the 100 year flood plain unless the Government has determined it to be the only practicable alternative. Ware Yard space must be located on site and shall be directly adjacent and connected to the industrial space and overhead door access. Depending on ware yard layout - this may require additional circulation space within the ware yard. Outside of the secured parking perimeter, a minimum of 12 parking spaces shall be available for visitors and cooperators and must be provided on-site. The delineated area from which space will be considered will be as follows: All prospective properties must be physically located within, or front the boundaries below Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease [is - minus utilities] required. Offered space shall not be in the [100/500] year flood plain.
