The Department of Veterans Affairs is seeking expressions of interest from potential sources for medical office space in Redding, CA. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The Department of Veterans Affairs is seeking to lease 44,166 net usable square feet of contiguous space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Location: The space must be located within the following delineated area: West boundary: Route 273 (Eastside Road) to Buenaventura Blvd to Route 273 (Eastside Road) North boundary: Route 299/141 (Lake Boulevard) East boundary: Oregon Trail/ Airport Road South boundary: Ox Yoke Road/Riverside Avenue Lease Term: Five (5) years, with a three (3) year firm term and two year soft term which includes termination rights. Availability: The occupancy date is November 1, 2016. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER THAN May 25, 2016. 1. Building name or development site, address, age of building and owner. 2. Total net usable square feet. 3. Fully serviced rental rate to include the cost of parking. 4. Scaled building plans and site drawings, which detail the number of parking spaces. 5. Energy efficiency and renewable energy features existing within the space. 6. Name, address, telephone number and email address of authorized contact. Note: The government will pay no more than the appraised fair market rental value for space.
