- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease office space in Minneapolis, MN Under Lease No GS-05P-LMN19449 State: Minnesota City: Minneapolis Delineated Area: Starting at the northern boundary of I35 and 280 heading south to 94 than traveling west to 35W and jogging back northward up to 35W. The area of consideration/delineated area is as noted above Space Type and Description: Office space and parking to house the Federal Mediation and Conciliation Service (FMCS). Total Minimum Sq. Ft. (ABOA): 5,022 ABOA Total Maximum Sq. Ft. (ABOA): 5,273 ABOA Parking Spaces (Total): Adequate parking spaces for that meets code requirements for tenants as well as visitors and handicapped clients Parking Spaces (Surface): 11 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Parking Description: Tenant occupancy will be eleven (11) employees. Mission of agency is to conduct mediation sessions with a varied number of clients during normal business and after hours as needed. Adequate parking for visitors must be onsite or within 2 block proximity. Full Term: 15 Firm Term: 10 Option Term: N/A Additional Requirements: The Government is seeking information on possible sources for this agency. Specific requirements for the FMCS: •- Usable square office space with contiguous space on no more than one (1) floor. •- Minimum ceiling height of 9 feet throughout the space. •- Adequate parking for staff and visitors onsite or within a two (2) block area of the building. •- The Government is seeking a fully serviced lease. •- •- Subleases will not be considered. •- The Government requires access to the building 24 hours per day, 7 days per week, and 365 days per year. •- Offered space shall be modern office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. •- Offered space must be of sound and substantial construction and must meet Government requirements for Fire and Life Safety Handicapped Accessibility, OSHA, seismic protection, and Sustainability set forth in the Request for Lease Proposal (RLP). •- Offered space shall not be in the 100 or 500 year flood plain. Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, ABOA square feet offered, and contact information of authorized representative. Expressions of interest must be submitted in writing and should include the following information (This is not an invitation for bids or a request for proposals): Building name and address Legal property description, legal evidence of ownership, recent survey, and property identification numbers (PIN) Location of space in the building and date it will be available 1/8 th inch scale drawings of space offered ANSI/BOMA defined office area/usable square feet (USF) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Common Area Factor (CAF) used to determine the RSF Not less than 1/8 th inch = 1'-0" floor plan of the building's lobby/points of egress Not less than 1/8 th inch = 1'-0" floor plan of the offered space indicating major appurtenances (i.e., elevators, utility closets, shafts, stairs, etc.) Exhibit demonstrating the building's proximity to parking if not accommodated on site. Name address, telephone number, and email address of the authorized agent offering the building. In cases where an agent is representing an ownership entity, written permission to represent the owner. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement.
