- <img src="file:///C:/Temp/1/msohtmlclip1/01/clip_image001.gif" alt="" width="255" height="418" /> U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: DC Delineated Area: Washington, DC Minimum Sq. Ft. (ABOA): 31,759 Maximum Sq. Ft. (ABOA): 31,759 Space Type: Office and Related Spaces Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 10 years Option Term: N/A Additional Requirements:Subleases are not acceptable. Below grade space is unacceptable. Space must be contiguous within one building. The United States Government [‘Government'] currently occupies office and related space in a building under lease in Washington, DC, that will be expiring on October 25, 2019. The Government intends to award a superseding lease in accordance with GSAM 570.403(a) and 570.404, along with using other than full and open competition in accordance with [FAR 6.302-1]. The location of this lease is at 1730 M Street NW, for the Office of Special Counsel (OSC). This lease will be for a total of 31,759 ABOA square feet /39,146 rentable square feet of office and related space effective in December 2016. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements; as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Buildings offered for consideration must have the ability to meet all current federal, state and local codes and regulations. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Firms who are interested in the Government's intent to award this superseding lease or in obtaining additional information regarding the above action, should provide their written expressions of interest to Michael McAvinn, Leasing Specialist, michael.mcavinn@gsa.gov to his attention at the General Services Administration, Office of Leasing, 301 7th Street, SW, Suite 3660, Washington, DC, 20407. Please note that expressions of interest mailed to this address should be made by a delivery method with confirmation since mail delivered to this location is irradiated. Expressions of Interest must be received in writing no later than September 28, 2016 at 4:00 PM, and must include the following information at a minimum: •Building name and address; •Location of space in the building and date of availability; •BOMA Rentable Square Feet (BRSF) offered and rate per BRSF; ANSI/BOMA office area (ABOA) square feet and rental rate per ABOA; full service inclusive of a Tenant Improvement Allowance of $46.74 per ABOA SF, and meeting GSA's standard building shell requirements; •Scaled floor plans identifying the offered space(s); •Name of ownership entity and, if applicable, parent company; and •Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Any potential offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease. The Government's decision regarding whether or not to solicit offers will be based, in part, on information received in response to this notice.
