Statement of Requirements: The Government requires office and related space yielding a minimum of 11,641 ANSI/BOMA office area (ABOA) square feet to a maximum of 12,223 ANSI/BOMA office area (ABOA). The proposed term of the lease is for ten (10) years, five (5) year firm term. The desired area of consideration is described in the Delineated Area above. Additional Requirements: •Proposed space shall be contiguous on a single floor. 1st floor is preferred. •Basement or below grade space is unacceptable. •If the proposed space is located on the second floor or higher, than the building should have at least two accessible elevators, one of which may be freight. •Facilities with open/general public parking below the proposed space will not be considered. •Offered space must be in close proximity to public transportation. A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding 2 blocks. •Separate visitor and employee restrooms required. •Employee and visitor parking spaces should be onsite if dictated by the local code or within 2 blocks of the leased space. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative DTZ Americas, Inc. dba Cushman & Wakefield. B. Projected Dates: Expressions of Interest Due:December 9, 2016 Market Survey (Estimated):January, 2016 Occupancy (Estimated):October, 2018 C. Required Information: Expressions of interest must be submitted to the below addresses by 5:00 PM (Eastern Standard Time) on December 9, 2016 and must include the following information: •Building name, address and the location of the available space within the building. •Rentable square feet available and expected rental rate per rentable square foot, fully serviced. •ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •Date of space available. •Building ownership information. •Amount of parking available on-site and available per local code; any costs associated with parking. •Energy efficiency and renewable energy features existing within the building. •List of building services provided.
