Description
General Services Administration (GSA) seeks to lease the following space: State: Tennessee City: Sevierville Delineated Area: North: From W to E, Dolly Parton Parkway / Newport Highway to Harrisburg (339) South: from W to E, Jayell Road, N on Pittman Center Road, E on Maples Branch Road to Harrisburg Rd East: Harrisburg Road West: Veterans Highway (See companion map) Office Minimum Sq. Ft. (ABOA): 21,833 ABOASF (see composition below) Office Maximum Sq. Ft. (ABOA): 21,833 ABOASF Parking Spaces (Total): 49 Parking Spaces (Surface): 49 secured spaces; See 'Additional Requirements' for details. Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 10 Years Option Term: 2 (5) year option Additional Requirements: Space Composition includes: 6,741 Office 11,704 Light Industrial/Lab (Must be located on the ground floor) 3,388 Storage Parking: 49 spaces are required for Government Vehicles and they need to be secured by way of fence and entry controlled in a manner acceptable to the agency. Acceptable control and gating will be determined by both GSA and the Agency upon site evaluation or inspection. Furthermore, for visitors and employees, the parking-to-square-foot ratio available on site shall at least meet current local code requirements. Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles as determined by the LCO. Amenities must be existing or Offeror must demonstrate to the Government's reasonable satisfaction that such amenities will exist by the Government's required occupancy date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
