This advertisement is not a solicitation for offers, nor is it a request for proposals. A Request for Proposal may be issued by the Veteran s Health Administration (VHA) at a later date. For further information, please contact Eric L. Davis at eric.davis99@va.gov. The Veteran s Health Administration (VHA) is a seeking a suitable location for a minimum of 7,688 net usable square feet not to exceed a maximum of 8,000 net useable square feet or 10,379 rentable square feet of existing office/clinical space or build-to-suit space in Kansas City, Missouri for a Research Laboratory capable of meeting wet lab demands. The VA is conducting a competition for space and will locate this facility in the most advantageous location for the Government. The Location, Access, Present Layout, its alterations and other factors will be considered when determining whether the space identified by offerors is appropriate. The space shall not be located on more than one floor; first floor space preferred for an estimated minimum of 7,688 net usable square feet not to exceed a maximum of 8,000 net useable square feet of contiguous space. The VHA is requiring a minimum of twenty (20) on-site parking spaces, two (2) of which are marked and designed as handicapped. The VHA requires all services, supplies, utilities, partitioning and required tenant alterations. The lease term will be for a total of ten (10) years; with termination rights for the VHA after the initial five (5) year term with a 90 day written notice. Occupancy is required by January 31, 2018 The acceptable site consists of an existing office/clinical space modified to meet the VA s needs. To be considered, the property offered shall be within an updated delineated area of North: MO 152 Hwy; East: MO 291 Hwy; South: 175th Street, Olathe, Kansas; and West: Wakarusa Drive, Lawrence, Kansas. The proposed property must have all city utilities available. Offers must provide evidence that properties are outside the 100 year flood plain. VA staff will conduct a market survey of properties offered for lease. Please provide the following in your package: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans-if available; 6) Pictures if available; 7) Small Business determination status, if any. Interested offerors (owners, brokers or their legal representatives) should submit specific information (e-mail preferred eric.davis99@va.gov) concerning their properties to Eric L.
